How Pool Safety Inspections Work in Queensland
1. Booking Your Inspection
Start by booking an inspection at a time that suits you. We’ll gather key details about your property and pool type — residential, shared, or short-term accommodation (Airbnb) — to ensure the correct inspection requirements are met.
2. On-Site Pool Safety Inspection
Our licensed Pool Safety Inspector will attend your property and carry out a detailed inspection of the entire pool area, including:
- Pool barriers, gates, and latches
- Boundary fences used as part of the barrier
- Doors, windows, and walls adjoining the pool area
- Climbable objects or hazards near the fence
- Access points and signage
The inspection focuses on ensuring your pool area complies with all relevant standards designed to prevent unsupervised access and protect young children.
3. Compliance Outcome
After the inspection, we’ll discuss the results with you and explain any areas that require attention
- If compliant, we’ll issue an official Pool Safety Certificate (Form 23), valid for 2 years for non-shared (residential) pools, or 1 year for shared pools (such as resorts, body corporates, or apartments).
- If non-compliant, we’ll provide a detailed inspection report outlining the issues and how to fix them. You’ll then have up to 90 days to complete the required work before a reinspection can take place.
We’ll guide you through each step so you know exactly what’s needed to achieve full compliance and keep your pool area safe for everyone.
4. Certification and Registration
Once your pool complies, we’ll lodge your Pool Safety Certificate with the Queensland Building and Construction Commission (QBCC), ensuring it’s registered on the State Pool Safety Register. You’ll also receive a copy for your records — often required when selling, leasing, or advertising a property with a pool.

Which areas and types of pools do you service?
We service the wider Sunshine Coast region, helping homeowners, landlords, real estate agents, body corporates and resort managers. This includes private residential pools, rental properties, AirBnB and short-stay accommodation, shared pools in unit complexes and community titles schemes, as well as hotel and resort pools.
When do I need a pool safety certificate in Queensland?
In Queensland, a current pool safety certificate is generally required when you sell or lease a residential property with a regulated pool. It is also required on an ongoing basis for most shared pools, such as body corporates, unit complexes, resorts and many short-stay or holiday accommodation properties.

How long does a pool safety certificate last?
The validity depends on the type of pool:
• Non-shared residential pools (e.g. a private home) – the certificate is typically valid for 2 years.
• Shared pools (e.g. unit complexes, body corporates, hotels and resorts) – the certificate is typically valid for 1 year.
What happens during a pool safety inspection?
We will check that your pool barrier, gates and access points meet the Queensland pool safety standard. This includes things like fence height and strength, non-climbable zones, gate self-closing and self-latching, how people can access the pool from the house or yard, and the presence and positioning of CPR/safety signage.
At the end of the inspection, we’ll explain any issues in clear language and outline the steps required to achieve compliance.
